How many homes are you building?
South Village has been Master Plan Approved for 334 homes in a mix of 159 single family and multifamily homes to be completed in Three Phases. Phase I is currently underway.
How long does it take to build a new home?
It takes about 140 days to build your new home, with the closing date stated in the O&S Addendum. Construction will include a minimum of two on-site walk-thru’s with you.
Do you build “green” homes in South Village?
All homes are built to the discerning standards of the National Green Building Standards and Energy Star. Each home is rated by an independent third party and scored for its construction. Completed homes in South Village have consistently achieved SILVER certification from NGBS.
It there any warranty on our new home/townhome?
Your new home will be covered by a builder warranty for one year. Most structural elements of the home are further covered under manufacturer warranty for extended periods.
Will I be able to inspect my new home before I actually close?
Yes, you will have a minimum of two walk-thrus with us before you close on your home. There will be a walk-thru prior to hanging sheetrock and a walk-thru prior to your closing. We will review your new home with you and together create a checklist of any items (if any) that need attention before your closing.
How much are the association fees and what do they cover?
The current monthly association fees payable to the South Village Homeowner’s Association, Inc. is $173/Mo for Townhomes and $185/Mo for Single Family Homes.
These fees cover:
- Lawn Care
- Snow Removal
- Trash and Recycling Pick Up
- Common Areas and Elements Maintenance and Insurance
- Storm Water Management Systems, Resources and Pump Station(s)
- Street Lights
What do you estimate taxes to be?
The City of South Burlington Tax Department, shares their formula for determining the 2012- 2013 property taxes at South Village as the following:
Purchase Price________/100 X $1.8153 = Estimated Taxes. Therefore, a home with a value of $400,000 would have annual property taxes of $7,300. We strongly recommend that any perspective buyer contact the South Burlington Tax Department at 802-846-4109 for more information as there are varying elements in any assessment.
How do I begin a Purchase Process?
Generally the process is as follows:
- Identify your preference of Lot & Plan.
- A $2000 refundable deposit holds a Home Site for 14 days while you choose your house style.
- After a plan review with us, within the reservation period, you may move the reservation to a Sales Contract, or, allow the reservation to terminate.

Does Sterling Homes have any other homes available?
Sterling is the builder of single family homes and duplexes in Thistle Hill, located in the historic backdrop of Hinesburg Village and Nature’s Way in the Pinewood Development in Essex, VT. Thistle Hill, located off of Mechanicsville Road, is noted for its secluded yet social setting. See Thistle Hill for more information. What is the National Green Building Standard? What does it mean for my house?
The National Green Building Standard™ is a national Green building program that is ANSI approved. It requires 3rd party/independent verification of all components of the home. The program, like most green programs (i.e. LEED), looks at 6 main areas; Lot design, Resource Efficiency, Energy Efficiency, Water Efficiency, Indoor Environmental Quality, and Building Owner Education. It awards points in the various categories and incentivizes green behavior. Collin Frisbie is a Certified Green Professional.

What other neighborhoods in Chittenden County has Sterling designed?
We have developed many neighborhoods through-out Chittenden County. Our previous neighborhood was RiverWood in Essex. Our other neighborhoods include Boulder Hill on Webster Road in Shelburne, Stonegate and Deer Run in Shelburne; Roger’s Forest, Nobb Hill and Homestead Farms at Kettle Creek in Jericho; Sunrise at French Hill, Turtle Crossing and Turtle Pond in Williston; as well as Pinewood Manor and Mansfield Avenue in Essex.
