Frequently Asked Questions About South Village
How long does it take to build a new home?
It takes about 150 days to build your new home, with the closing date stated in the O&S Addendum. Construction will include a minimum of two on-site orientations with you.
Do you build “green” homes in South Village?
Absolutely! All homes are built to the discerning standards of the National Green Building Standards and Energy Star. Each home is rated by an independent third party and scored for its construction. Completed homes in South Village have consistently achieved SILVER certification from NGBS.
Is there any warranty on our new home/townhome?
Your new home will be covered by a builder warranty for one year. Most structural elements of the home are further covered under manufacturer warranty for extended periods.
Will I be able to inspect my new home before I actually close?
Yes, you will have a minimum of two orientations with us before you close on your home. There will be an orientation prior to hanging sheetrock and an orientation prior to your closing. We will review your new home with you and together create a checklist of any items (if any) that need attention before your closing.
What is the HOA fee in South Village?
The HOA fee is $247 for townhomes & $248 for single family homes. This covers mowing, plowing roads (for now – city will take over once project is complete – the alley lanes that service rear facing garages will remain with the HOA), plowing driveways & shoveling walkways, trash removal, storm water system, street lights, liability on the common lands (public soccer field, pavilion, Farm inspired market & café – to be determined in the future. The Soccer Field will be deeded to the City of So. Burlington & they will care for it.) There is a start-up fee for buyers at closing of $200 to contribute toward reserves.
South Village is an Agrihood. What is that?
South Village is an Agrihood & Conservation Community – a Community situated among or around a farm, for people who want open spaces within an urban environment & who are committed to protecting large parcels of land. There are approximately 220 acres in total with 150 acres of preserved land made up of woodlands, meadows, wetlands & home to an abundance of wildlife to include hawks, wild turkeys, fox & deer. As part of this agrihood, there is a 12 acre farm which produces organic fruit, veggies, herbs, honey & eggs.
